Prepares estimates with the proper level of detail for all design stages:Conceptual, Schematic Design, Design Development and Construction Documents.Identify and fill in scope gaps per product/project requirements.Assists with maintaining the estimating cost data base, track past productivity rates, and track historicalpricing for subcontractors to expedite budget pricing turnaround and to cross check estimate accuracy.Assemble bid tab with estimates, vendor quotes, and subcontractor quotes.Populate bid forms, pricing breakouts, and optional pricing per the product/project requirements.Consults with customers, architects/engineers, subcontractors, and material suppliers to discussand formulate estimates, cost reduction options, and resolve issues.Clarify scope with customers, architects/engineers, and prepare proposal RFI’s.Studies specifications to assist the production team in planning procedures for construction on basis ofstarting and completion times and staffing requirements for each phase of construction.Researches construction documents and analyzes specifications to determine estimated costs.Works with the production team throughout the preconstruction process in reviewing plans andspecifications for constructability issues and determining general requirements on the project.Creates, maintains, and manages the preconstruction / design schedule for projects.Has the ability to manage and track multiple preconstruction projects at once.Manage the subcontractor prequalification process and assure that awarded subcontractors havethe proper experience and financial capabilities to perform on the project.Reviews design documents for proper information to receive accurate pricing from subcontractors andsuppliers, and generates value engineering ideas.For self-performed scopes, prepare quantity take-offs and estimated costs of materials, labor, andspecialty equipment per project requirements.Assures that self-performed estimates comply with the requirements of the project.Understands how to create proper bid packages and works with the design team on the informationrequired in each package to assure complete bids and providing the production team the rightinformation needed to start production or maintain the project schedule.Manages the subcontractor/vendor solicitation process, assuring that team members are part of theapproval process for all bid lists.Supervises and/or writes the specific and general instructions to bidders and required bid forms.Reviews subcontractor/ supplier bids for conformity to contract requirements and determinesacceptable bids.Write project scope letter, project narrative, and develop project proposal as requiredPresents and explains project budgets to customers, designers, and production teams.Works with the Chief Estimator in the creation of all final estimates to be given to the production andaccounting team for creation of the project budgets.After project award, conduct a turnover meeting to product managers, project managers, andproduction teams.Knowledge in the following CSI master format divisions: 01 General Requirements, 05 Metals, 06 Wood (1) Plastics-Composites, 07 Thermal & Moisture Protection, 08 Openings, 09 Finishes, 21 Fire Suppression,22 Plumbing, 23 HVAC, 26 Electrical, 27 Communications, and 28 Electronic Safety & Security.Familiarity / Proficiency with the following software or internet-based programs (training available):o BlueBeamo MS Visioo OSTo MS Excel (advanced skills)o MS Wordo MS Project (Scheduling)o BIM 360· Identify and document difficult/non-standard conditionsQualificationsMinimum of ten (10) years commercial construction experience with a minimum of four (4) years ofestimating experience.B.S. degree in Construction Management, Architectural Engineering, Mechanical Engineering orequivalent field experience.Data center experience a big plusIndependent sales strengths for presentations and projects pursuitsHistory of successfully working internally with teams and externally with customers,Architects/Engineers, and subcontractors.Independent decision making.Initiates
