Divaris Property Management is seeking an experienced Chief Building Engineer with strong HVAC knowledge to oversee the maintenance and operation of all building systems within a portfolio!
The ideal candidate will have a comprehensive understanding of HVAC systems, possess relevant licenses, and be able to obtain security clearance if applicable. This role requires excellent problem-solving skills, the ability to lead a team of engineers, and a commitment to maintaining high standards of building performance and tenant satisfaction.
Key Responsibilities:
- Lead, train, and supervise a team of building engineers and maintenance staff.
- Schedule and assign tasks, ensuring efficient use of resources and timely completion of work.
- Oversee the operation, maintenance, and repair of HVAC systems, boilers, chillers, and other building systems.
- Conduct regular inspections and preventive maintenance to ensure optimal performance.
- Respond to and resolve HVAC and other system-related issues promptly.
- Plan and coordinate projects, including renovations, installations, and upgrades.
- Work with contractors and vendors to obtain quotes, manage budgets, and ensure quality work.
- Ensure compliance with all local, state, and federal regulations, including OSHA standards.
- Maintain up-to-date knowledge of building codes and safety regulations.
- Conduct regular safety inspections and drills.
- Communicate effectively with tenants regarding maintenance issues and service requests.
- Ensure a high level of tenant satisfaction by promptly addressing concerns and providing exceptional service.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Prepare reports on building performance, maintenance activities, and project status.
Qualifications:
- High School Diploma or equivalent – Bachelor’s degree or Technical School experience preferred.
- Minimum of 10 years of experience in building maintenance and HVAC systems.
- Previous supervisory experience is required.
- Universal CFC certification required. Certifications/licenses as may be required by local or state jurisdictions.
- Must maintain a valid driver license.
Skills and Abilities:
- Strong knowledge of HVAC systems, building operations, and maintenance procedures.
- Excellent leadership and team management skills.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Strong problem-solving and troubleshooting skills.
- Excellent communication and interpersonal skills.
- Proficiency with computer systems and maintenance management software.
Physical Requirements:
- Ability to lift and carry heavy objects (up to 50 lbs).
- Ability to climb ladders, work at heights, and in confined spaces.
- Ability to stand, walk, and perform manual labor for extended periods.
