Project Engineer - SDRE Homebuyers | San Diego, CA Are you a driven and detail-oriented professional with a passion for real estate development? SDRE Homebuyers, a GG Homes partner, is seeking a dynamic Project Engineer to join our team in San Diego and take charge of managing development projects from acquisitions through construction. Our team is dedicated to delivering exceptional results, and we’re looking for a talented individual to manage our development deals and ensure seamless project execution. Role Overview: As a Project Engineer at SDRE Homebuyers, you will oversee the entire lifecycle of development projects, from acquisitions through construction. This role requires strong organizational skills, effective communication, and a deep understanding of permitting processes, building codes, and construction practices. Responsibilities: Key Responsibilities: Project Management: Drive, monitor, and track development deals from acquisitions through construction, ensuring all milestones are met. • Deadline Enforcement: Create and enforce deadlines to ensure timely progress on all projects. • Documentation: Obtain complete property packages from acquisitions, including escrow documents, photos, underwriting, and new unit layouts. Prepare handoff packages for Pro-Cal Design. • Vendor Coordination: Request proposals, contract with third-party vendors (e.g., engineers, planners), and ensure complete coordination between vendors to maintain consistency with the company’s development vision. • Regulatory Liaison: Check in with city building departments on review cycles, monitor Accela, and communicate with individual reviewers as needed. • Design Review: Review plans and designs from all vendors to ensure consistency, reduce costs where applicable, and avoid design conflicts. Coordinate with Project Design for stylistic and architectural choices. • Construction Preparation: Coordinate with the General Contractor prior to the start of construction, ensuring they have all necessary information and access. Prepare and provide a complete handoff package to the GC. • Construction Monitoring: Track construction progress, ensure contractor RFI’s are answered promptly, and monitor key metrics such as budget and timelines. • Cost Tracking: Track all associated planning costs, including permit application fees, school fees, vendor invoices, and prepare budgeting alerts for the accounting department. • Compliance: Ensure project compliance with all regulations, zoning, and permitting requirements. Develop effective solutions to unique project challenges. • Reporting: Provide live, up-to-date reporting on the progress of all projects, including time estimates to major milestones, to supervisors and executives. Qualifications: Qualifications: • Strong written and verbal communication skills. • Outstanding organizational skills and attention to detail. • Ability to manage multiple projects simultaneously and work under pressure. • Strong problem-solving and decision-making abilities. • Extensive knowledge of permitting processes, building codes, engineering disciplines, and construction processes. • Commitment to meeting timelines and delivering high-quality results. Compensation: $80,000 - $100,000 yearly + Bonus
