The Chief Building Engineer is responsible for training and supervision of the janitorial, maintenance, and grounds keeping staff. This individual shall direct and supervise the necessary repairs of the facility in order to maintain the facility and prevent unnecessary deferred maintenance of a 1,093 unit community which is comprised of four (4) sixteen (16) & seventeen (17) story residential towers, a six (6) story administration/activity center building, two (2) parking garages and substantial common area space. Develop maintenance procedures and ensure implementation. Carry out inspections of the facility to identify and resolve issues. Check electrical and hydraulic systems of buildings to ensure functionality.

The Chief Building Engineer shall maintain a high degree of professionalism at all times with staff, residents, guests, and/or vendors.

Responsibilities:

  • Must have a working knowledge of electrical low-voltage systems and operational troubleshooting in HVAC and mechanical systems; including generators, boilers, fire pumps.
  • Will troubleshoot, repair and perform preventative maintenance on plant mechanical, electrical & plumbing systems, machinery, equipment and instrumentation.
  • Shall maintain a preventative maintenance program, draft specifications for major repairs and/or replacements, maintain accurate work order and inventory records, meet with vendors and contractors as needed and meet with the Administrator when necessary to discuss the needs of the facility.
  • Ensure staff are performing preventative maintenance and completing service requests timely.
  • Provide repair and/or preventative maintenance services in a timely and professional manner.
  • Supervise staff in order to respond to emergency requests for repairs in a prompt manner.
  • Maintain accurate inventory control for the facility.
  • Complete all paperwork related to the position, including the timely and accurate completion of written requests for maintenance, monthly reports to the administrator and reports to outside agencies.
  • Enforce monthly safety training and rules; requiring employees to wear PPE.
  • Schedule mandatory instructional classes on fire safety and evacuation procedures of the facility including scheduling annual Fire Director Certifications and annual fire drills for each building.
  • Have extensive knowledge in the operation of the fire control panels, speaker systems and emergency procedures in cases of emergency.
  • Schedule training for maintenance and security staff semi-annually on the correct operation of all fire/life systems including Fire Control panel, Speakers, annunciator panel, emergency call system, smoke detectors, pull stations and water-flow devices.
  • Maintain keys for the facility in a safe secure lock box along with radios.
  • Notify the Administrator in cases of maintenance emergencies. Any problem with the fire panels shall be reported immediately. Submit written incident reports when necessary.
  • Ensure building compliance with HUD and City regulations; including health and safety.
  • Ensure staff are conducting annual unit inspections and that maintenance service requests identified from the inspections are completed timely.
  • Follow rules and regulations and perform no such activity considered to be a violation of the city, county, state or federal ordinances or laws.
  • Participate in the hiring process of janitorial, maintenance, and grounds keeping staff.
  • Train new hires on how to use RealPage OneSite mobile facilities tablet to process work orders.
  • Ensure to draft and give employees their annual performance evaluations timely.
  • Staff supervision and monitoring of their day to day tasks including disciplinary notices and performance improvement plans if needed.
  • Other duties as required and/or directed.

Job Requirements:

  • Minimum eight (8) years’ experience in the field of mechanical engineering in high-rise apartment facilities.
  • Extensive knowledge of HVAC, plant mechanical, electrical and plumbing systems related to high-rise apartment communities.
  • Bachelor's Degree in mechanical engineering or related field. Two years’ experience may be substituted for each year of college education; however, two years' studies within an accredited college or trade school is mandatory.
