Job Requirements / Description

This role is a critical link between Development and Construction serving as a bridge to ensure that plans meet Garrett Standards along with the intents of Development, and are affordable, complete, and constructible. This individual tracks plans from SD Set, DD Set, Permit Set, Bid Set, as well as all related RFIs and Addendums throughout the entire development and construction process.

This individual is able to identify scope and plan omissions, as well as conflicting plan sheets. This role requires team management, team building, and long-term vision. In addition to managing the Preconstruction process from design through contracting, this job may require meticulous on-screen takeoffs to quantify materials and scopes of work.

Specific Duties and Responsibilities:

  • Performs plan quantity take-offs with meticulous documentation.
  • Develops budgets using quantity take-offs and historical cost information.
  • Updates budgets as needed and as requested by the Preconstruction Manager.
  • Identifies opportunities for efficiencies, value engineering, and cost savings.
  • Ensures Garrett Standards are implemented for projects in the Preconstruction phase.
  • Reviews plans and generates RFIs for potential plan issues.
  • Generates and facilitates the RFI process during the preconstruction phase identifying potential plan errors and conflicts.
  • Tracks drawing plan set revisions, addendums, and narratives.
  • Assists Preconstruction Manager with the overall bid process and proposal review.
  • Performs all duties as defined in the “Preconstruction” section of the Garrett Policies and Procedures.

Prerequisites:

  • Must be knowledgeable in construction building processes, systems, and plans with preference in wood frame multi-family construction.
  • Must have a degree from an accredited university with a focus on construction, engineering, or relevant field of study, OR relevant work experience and history of success in such role.
  • Experienced in plan review and quality control.
  • Excellent written and verbal skills.
  • Strong attention to detail and organizational skills.
  • Proficiency in Microsoft Office suite.
  • Proficiency in On Screen Take Off or Blue Beam.
  • Proficiency in Procore Estimating.
  • Experienced with vendor proposal and scope vetting.
  • Customer service oriented.
  • Analytical skills to forecast and identify trends and challenges.
  • Familiarity with the latest trends, technologies and methodologies as they relate to this role.
