Chief Engineer

JOB TITLE: Chief Engineer Local 39 BOMA

PRIMARY REPORTING: On-site Client and Engineering Manager

JOB STATUS: Non-Exempt

JOB OBJECTIVE: Oversee site operations and maintenance for building systems.

JOB FUNCTIONS INCLUDING BUT NOT LIMITED TO:

1. Comply with all federal, state, local laws and regulations as well as the Employer's safety policies and directives.
2. Perform skilled and technical duties including operating heating, ventilation, and air conditioning equipment, engines, turbines, motors, pumps, and other building systems.
3. Operation, maintenance, and repair of:
   1. All boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated water.
   2. Refrigerant compressors, condensers, evaporators, and air conditioning systems.
   3. Pumps handling brines or other secondary refrigerating liquids.
   4. Air compressors and distribution lines.
   5. Natural and manufactured gas distribution lines.
   6. Water filters, softeners, piping, pumps, and plumbing systems.
   7. Electrical motors and engines.
   8. Elevators, man lifts, escalators, and hoist-ways.
   9. All electrical work and repair.
   10. Fuel oil systems.
   11. Building automation systems for HVAC.
   12. Mail conveyor systems (excluding tenant owned).
   13. Sanitary sewer systems, sump pumps, and plumbing fixtures.
   14. Trash compactors, kitchen equipment (excluding tenant owned), and life safety equipment.
4. Supervise and perform duties consistent with the role of Chief Engineer.
5. Employ and train staff to operate and maintain building systems.
6. Engage contractors and purchase parts with Manager’s approval.
7. Prepare, maintain, and review logs for service and operation of equipment.
8. Develop and maintain a preventive maintenance program.
9. Coordinate repairs for equipment under warranty.
10. Establish a maintenance library and inventory control program.
11. Establish a training program for staff.
12. Comply with safety regulations and maintain cleanliness of work areas.
13. Complete other tasks as assigned by the Manager.

JOB QUALIFICATIONS:

1. Knowledge of refrigeration systems installation, operations, and maintenance.
2. Advanced knowledge of building construction and maintenance tools and terms.
3. Previous experience as Chief Engineer or Assistant Chief Engineer required.

4. Respond to emergency callbacks.
5. Perform various building maintenance tasks.
6. Use a computer for work orders.
7. Communicate effectively in English.

Physical Requirements:

1. Frequent sitting, squatting, crawling, climbing stairs, and standing.
2. Occasional lifting up to 50 lbs.
3. Frequent walking, stooping, kneeling, and climbing ladders.
4. Frequent use of balance and manual dexterity.
5. Frequent use of tactile, audio, and visual acuity.
6. Frequent and occasional use of oral and written communication.

Protective Equipment:

Frequent use of protective wear for eyes, ears, head, arms, face, hands, and fingers.

Job Type: Full-time

Pay: $88.99 per hour

Education:

• High school or equivalent (Preferred)

• Maintenance: 10 years (Preferred)

License/Certification:
