SUMMARY: This position is responsible for maintaining and repairing buildings and equipment; performing increased variety and complexity of assignments, independently carrying out tasks, ensuring the final completion of an assignment.
DUTIES AND RESPONSIBILITIES:
  • Performs preventive maintenance and monitoring activities on equipment such as air handlers, refrigeration and air conditioning units, high- and low-pressure steam systems, and heating, ventilation, and air conditioning (HVAC) systems.
  • Records meter and gauge readings.
  • Cleans coils and oils motors; and replaces belts, filters, switches, gauges, and motors.
  • Assists skilled carpenters, plumbers, electricians, electronics technicians, or other higher-level maintenance staff in performing more complex maintenance, repair, and construction activities.
  • Paint buildings and equipment; patches plasters walls; and repair or replaces tiles and other wall coverings.
  • Repair and constructs wood and metal equipment, furniture, doors, windows, shelves, floors, security screens, and other fixtures; assembles modular furniture.
  • Opens stopped sewage and drain lines; replace or repair faucets, toilets, sinks, valves, water lines, and other plumbing equipment and fixtures.
  • Repair and replace electrical outlets, light fixtures, switches, and other controls; performs more complex electrical work with appropriate training and education.
  • Supervises a limited number of unskilled and semi-skilled workers involved in routine maintenance and labor work.
  • Maintain an inventory and orders supplies, replacement parts, tools, and equipment.
  • Receive daily assignments in the form of work orders, which may be accompanied by sketches, penciled layouts, or blueprints.
  • Receive daily general supervision from a Maintenance Supervisor or other designated supervisor.
  • Performs other related duties as assigned by management.
  • Snow removal.
QUALIFICATIONS:
  • High school diploma or general education degree (GED), three or more years of semi-skilled experience in general maintenance work.
  • Certificates, licenses and registrations required:
    1. Certification in one discipline, HVAC, electrical, plumbing, etc.
    2. Valid Driver's License.
    3. Use of personal vehicle with mileage reimbursement.
  • Computer skills required: Internet Software; and Electronic Mail Software (Outlook).
  • Other skills required:
    1. Knowledge of the standard tools and practices of the various trades such as mechanical, electrical, plumbing, painting, carpentry, and plastering.
    2. Knowledge of the occupational hazards and safety precautions of the mechanical and building trades.
    3. Ability to perform semi-skilled work in a variety of mechanical and building trades.
    4. Ability to interpret and work from sketches, blueprints, plans, penciled layouts, and drawings.
    5. Ability to understand and carry out instructions.
