We are currently seeking a Lead Facilities Engineer to join Sunwater Property Management and contribute to enhancing the tenant experience through excellence in facility engineering and maintenance. The Lead Facilities Engineer will be responsible for conducting regular inspections and performing building repairs, including preventive maintenance, testing, and the repair or replacement of building systems and equipment across Sunwater's managed properties. As a member of the Facilities and Engineering team, this position shares the responsibility of being an on-duty engineer for all facilities. While the primary location for this role is North Bethesda, occasional assistance during evenings and weekends may be required, as well as being on-call for emergencies.

Essential Job Functions
- Monitor, adjust, and utilize commercial building systems to operate HVAC equipment, ensuring a comfortable environment for building occupants.
- Perform inspections and conduct general preventive maintenance on mechanical, electrical, and plumbing systems. This includes lubrication, adjustment, cleaning, water treatment, and periodic testing of equipment such as cooling towers, pumps, air handling units, VAV boxes, and water heaters.
- Repair and maintain building equipment, including doors, walls, ceilings, light fixtures, plumbing fixtures, locks, and keys.
- Assist in supporting Sunwater's special projects as needed.
- Complete daily shift logs for all building mechanical and life safety equipment to ensure normal operation.
- Respond to, prioritize, and complete assigned work orders via the CMMS work order tracking system (Building Engines).
- Assist in maintaining spare parts inventories.
- Create scopes of work for contractor bidding and support and monitor activities of contractors and outside vendors as needed.
- Respond immediately and effectively to ensure occupant safety in all emergency situations, including fires, evacuations, and equipment failures.
- Comply with applicable codes, regulations, and company directives related to building operations.
- Be courteous, neat, and in proper uniform; always represent Sunwater in a professional manner.
- Assist Property and Facility Managers as needed.
- Operate machinery such as forklifts, ATVs, snow blowers, and company-owned vehicles.
- High school diploma or equivalent required.
- Minimum of 4 years experience in commercial building maintenance, with the ability to independently diagnose, troubleshoot, and repair routine electrical, mechanical, and plumbing problems. (Graduation from a qualified technical school may partially substitute for required experience.)
- Proven hands-on experience diagnosing and repairing/replacing motors, motor controls and wiring, bearings, sheaves, drive belts, and balancing systems.
- Knowledge of Tracer Summit, Critical System Controls, and Metasys Controls is a plus.
- Ability to install, adjust, and repair restroom plumbing equipment.
- Proficient in general and finish carpentry, drywall repair, and maintenance and repair of doors and hardware.
- Competent with methods, tools, and equipment used in the maintenance, repair, and troubleshooting of HVAC, plumbing, and electrical equipment.
- Proficient in the use of Microsoft Office applications.
- Solid understanding and working experience with fire alarm systems and testing, including backup emergency generated power.
- Proficient in reading blueprints, schematics, and wiring diagrams.
- Attention to detail and ability to manage multiple priorities simultaneously.
- Must possess a valid driver's license with a good driving record.
- Excellent communication and customer service skills, with the ability to work independently with minimal supervision and as part of a team.
- Regular activities include frequent sitting, standing, walking, reaching, bending, climbing ladders, working at heights, pulling, lifting, and climbing stairs.
- Ability to speak, hear, and communicate clearly.
- Specific vision abilities required include sharp visual acuity for computer use, reading, data entry, and analysis.
- Repetitive motions of the wrists, hands, and fingers for typing on a standard keyboard and for regular pinching, picking up, and holding tools.
- Must be able to frequently lift up to 50 pounds as needed.
