Supervises and directs maintenance personnel in installation, repair, and maintenance of all base building and critical system machinery and equipment. You will work with the JLL team that manages the client portfolio in D.C. area.

Location: Reston, VA 20190
Schedule: On-site, M-F, 6:00 AM to 3:00 PM with a rotating on-call schedule for after-hour emergencies

Reporting to: Facilities Manager

Type of Employment: Full-Time w/JLL employee benefits within 1 month of employment

Estimated compensation: $37.21-$43.00 hourly

Job Summary:

The Assistant Chief Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (HVAC) and be multi-skilled in others in order to successfully complete daily/weekly work assignments. Supervises and directs maintenance personnel in installation, repair, and maintenance of all base building and critical system machinery and equipment. Responsible for supervision of the operating team.

What your day-to-day will look like:

  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment; and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment.

  • Responsible for reporting any problems/malfunctions found while demonstrating the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required to schedule the maintenance.

  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.

  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or clients operating within the buildings.

  • Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.

  • Responsible for informing contractors so that they are informed and knowledgeable with respects to the building’s critical functions and the work they are to perform, including an incident contact response list.

  • Responsible for understanding and complying with emergency escalation procedures.

  • Supervises and directs maintenance staff on his shift and monitors performance of their assigned responsibilities.

  • Performs and/or directs the performance of all maintenance departmental service requests, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience. It is also followed up with adequate clean up.

  • Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.

  • Provides training and supervision aimed at expanding the capabilities of the operations staff.

  • Specific duties include, but not limited to: Demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety, and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.

  • Supervises and implements the preventative maintenance program.

  • Specific duties include and are not limited to: scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff member, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.

  • Insures the availability of an adequate operating inventory of tools and supplies.

  • Maintain work order system (CMMS) daily and complete any tenant service requests.

  • Support preparation of monthly/quarterly operations and mechanical reports.

  • Perform assigned facility inspections and due diligence efforts.

  • Comply with all safety procedures.

  • Participate in ongoing technical, safety, and operational process training programs.

  • Any and all other duties and tasks assigned.

Required Skills and Experience:

  • High School diploma/GED required; military service, union training, vocational or college education is preferred.

  • Must possess and maintain a valid state driver’s license.

  • Must successfully pass background, drug/alcohol, and MVR screening process before beginning employment.

  • Seven (7)+ years of relevant work experience, preventive & corrective maintenance of commercial buildings/equipment.

  • Three (3)+ of relevant work experience, leading and directing maintenance personnel.

  • Universal CFC EPA certification.

  • Strong expertise with MEP especially HVAC; any HVAC certifications and licenses are desirable.

  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS).

  • Experience using Microsoft Office (Word, Outlook, Excel, Teams).

  • Strong customer service skills.

  • Must be able to respond and perform emergency repairs or preventative maintenance off hours as directed on nights and weekends.

  • This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:

  • Lifting a minimum of 80 lbs.

  • Using ladders up to 30 ft and working from heights.

  • Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
