Job Description
- Oversee and serve as expert on site electrical and fire/life safety systems (including high voltage and electrical distribution systems, systems controls, all base building services and critical utilities) and their interaction with other building systems. Provide guidance on all aspects of how these systems should be operated and maintained to meet codes, ensure reliability, reduce costs, and address failures. Act as the focal point of contact for the local power utility.
- Plan and coordinate site infrastructure shutdowns of electrical systems. Assist with technical review of field switching procedures and arc flash studies allowing work to be performed in a safe manner.
- Identify cost effective approaches for necessary upgrades and replacements of electrical equipment (including main 115KV electrical substations, the 15KV lineups, 480V and 208V substations) and provide input to capital planning activities.
- Develop work scopes and cost estimates for both small and large design and construction projects involving electrical systems.
- Consult with client customers on technical requirements for their space, including research and development labs.
- Review electrical designs and submittals by outside engineering firms. Provide support for all construction and commissioning activities to ensure work is done in accordance with codes and in the best interests of our client.
- Investigate causes and provide consultation when electrical incidents occur (e.g. power dips, surges, outages).
- Review power monitoring systems (PME) data to proactively troubleshoot and optimize electrical systems operation. Direct and oversee maintenance and upgrade activities by PME technicians and vendors.
- Lead site facilities services standards for electrical safety in the workplace by reducing exposure to major electrical hazards based on NFPA 70E requirements.
- Accountable for day-to-day electrical maintenance and troubleshooting activities as system owner, verifying efficient operation of automation systems and related equipment as well as assisting facilities managers with building functions.
- Train and coach team members in various aspects of electrical operation, repair, and system maintenance.
- Support capital projects by having active participation in project design reviews, submittal reviews and project commissioning planning as this relates to electrical systems. Review, pre-approve and post-approve all commissioning documentation for system additions, modifications and retrofits. Where appropriate, perform system commissioning work.
- Review system condition assessments and develop recommendations for system components.
- Ensure client satisfaction with delivery of facility management services and provide support in monitoring and increasing customer satisfaction.
- Support fire monitoring system and devices.
Qualifications
- Bachelor of science or graduate degree in Electrical Engineering from an accredited institution; Licensed professional engineer preferred.
- Minimum of 10 years facilities experience in a complex setting applying the principles that govern the operation, design, construction, and commissioning of building and campus electrical infrastructure.
- Knowledge of applicable federal, state, and local regulations and codes, such as OSHA, NEC, IEEE, IEC, NFPA70, NFPA70E, NFPA101, etc.
- High Voltage Switchyard operations (115kV) certifications or NETA Equivalent.
- Demonstrated expertise and proficiency in experience with engineering, design, operation or maintenance of industrial central utility systems, including building management systems (BMS) and environmental management system (EMS).
- Ability to diagnose, repair, and return electrical systems back to efficient operation. Can work in the field and perform troubleshooting of electrical devices.
- Ability to train and coach operations teams to increase their ability to work with and operate electrical systems.
- Knowledge and proficiency in operation and maintenance of windows-based computers applications, computerized maintenance management systems (CMMS), Databases, MS Visio, etc.
- Must be self-motivated with the ability to work alone, as well as with multiple teams consisting of operational staff, client managers, vendors, and contractors via on site presence, telephone, and email.
- Excellent verbal and written communication skills.
- After hours on-site response required for electrical outages and disruptions to electrical and fire life safety systems and shutdowns.
Estimated total compensation for this position:
174,000.00 – 180,000.00 USD per year
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
