SUMMARY:

Responsible for assisting the Chief Engineer in the efficient and cost-effective operation, maintenance, and repair of the HVAC systems at a property location. May supervise Engineering, Construction, and/or Maintenance employees.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Prepares work schedules and expedites workflow.
  • Assigns duties and examines work for exactness, neatness, and conformance to policies and procedures. Ensures that work is performed according to Occupations Safety & Health Act (OSHA) standards and company safety policies at all times.
  • Reviews and implements improvements to procedures in order to increase efficiency and reduce operating expenses.
  • Responds to employee and resident requests in a courteous and timely manner.
  • Corrects errors and resolves complaints.
  • Assists subordinates in performing duties, as needed.
  • Maintains inventory of supplies and equipment owned by the property and/or the management company.
  • Orders equipment and supplies and arranges for outside vendors as necessary.
  • Performs other related duties and assignments as required.

SUPERVISORY RESPONSIBILITIES:

May supervise Engineers and/or other Construction and Maintenance employees.

QUALIFICATIONS:

  • Supervisory experience preferred.
  • Strong communications skills.
  • Extensive knowledge of HVAC and Boiler operations and standard construction and maintenance practices, procedures, and techniques.
  • Familiarity with common tools and proficiency in skilled maintenance and repair tasks.
  • Ability to read and interpret documents in English, such as work orders, safety rules, operating and maintenance instructions, and procedure manuals.
  • Thorough and attentive to details.
  • Ability to interact effectively with residents, vendors, and employees at all levels of the Organization.

EDUCATION and/or EXPERIENCE:

High School diploma or GED and three (3) + years of Engineering experience, preferably in an apartment or condominium setting. Basic computer skills including: internet, e-mail, (MS Outlook) MS Excel, MS Word.

CERTIFICATES and LICENSES:

CFC Certification preferred.

LANGUAGE SKILLS:

Ability to read and comprehend instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

REASONING ABILITY:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems solving several concrete variables in standardized situations.
