The Chief Engineer will be charged with effective daily leadership and administration of the engineering technician team with the objectives of safely and effectively operating the systems the team is responsible for managing while quickly/professionally responding to the needs of the tenants and the Onni commercial management team. The Chief Engineer is also responsible for protecting and improving the value of the owner’s asset and ensuring that building equipment and systems meet or exceed their rated life.

What Will You Do?

  • Compliance with all local codes and regulations
  • Upward reporting on budgets, energy accounting, and productivity
  • Organization of work order dispatch and response procedures
  • Dispensation of activities, projects, and routines
  • Establishing and using chain of command procedures
  • Implementing hazard control and team safety practices
  • Implementation of the Building Automation, Preventative Maintenance Work Order Systems.
  • Establish training goals for each team member
  • Interacting with contractors, vendors, and consultants in an unbiased, objective, and ethical manner.
  • Complying with all policies and procedures established for the property.
  • Identifying key industry resources that can aid the operation or contribute to enhancements.
  • Treating all fellow employees, industry contacts, and property visitors fairly, impartially, and in a non-discriminatory fashion.
  • Scheduling of preventive maintenance with minimum disruption of building services
  • Performing and/or delegating preventive maintenance tasks to the appropriately qualified staff member
  • Coordinating the input and output of the Preventive Maintenance system with administrative personnel
  • Reviewing the status of preventive maintenance on a regular basis
  • Analyzing preventive maintenance log data in order to formulate more efficient operating procedures
  • Demonstrating the proper use and care of tools and instruments
  • Giving “hands on” instruction in basic maintenance and trouble-shooting procedures
  • Developing work schedules
  • Evaluating job performance on an ongoing basis
  • Conducting annual progress reviews
  • Reads and understands the applicable Service Level Agreements, helps achieve the Key Performance Indicators and scores favorably on the ONNI satisfaction surveys.
  • Seeks to continuously improve processes, systems and overall client satisfaction
  • Provides direction/information to vendors, facilities staff and service providers as required to ensure excellent coordination/execution of work within client environment with minimal disruption
  • Coordinate Preventative and Reactive maintenance activities for any and all assigned buildings and areas of operation
  • Helps support facility specific cost savings targets to contribute to the account achieving significant savings throughout every year
  • Creates and issues work orders as directed by managers. May be asked to reconcile/review invoices against purchase orders to ensure accuracy
  • Supports all requests associated with Onni Group, Operations and Financial audits

What You Bring:

  • Minimum 7 years of relevant work experience managing facility operations as a Senior or Lead Operating Engineer or similar role.
  • 3 years of people management experience managing a team of engineering personnel.
  • Experience using computerized Building Management System (BMS).
  • Thorough exposure to HVAC, plumbing, welding, pumps and electrical system engineering & operation.
  • Ability to lead, train and inspire other engineers to perform at the highest level
  • College graduate preferred
  • Good interpersonal and communication skills, both written and verbal
  • Good computer skills, proficient in MS Office programs
  • Superior customer service skills and orientation. Collaborative style needed
  • Ability to maintain professionalism at all times under stressful situations
  • Strong organizational skills and attention to detail
  • Ability to plan and manage work under time constraints, without direct supervision
  • Sound troubleshooting skills and the capacity to fully resolve problems
