Responsibilities

  1. Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds.
  2. Monitors building system operations and performance under limited supervision.
  3. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
  4. State of New Jersey Blue Seal (or higher) Boiler Operator License.
  5. Supervision of personnel and contractors performing operation, preventive maintenance, and repair on a wide variety of equipment including 800 horsepower high-pressure steam plant, 2,500-ton chiller plant, HVAC/R, and Metasys building automation system.
  6. Responsible for implementing Johnson & Johnson Boiler Safety Initiative Program practices.
  7. Coordinate site shutdowns for utility (electric, water, steam, and gas) repairs when necessary.
  8. Planning and implementing preventive maintenance procedures for HVAC, Boiler Room, and Facility equipment to ensure all procedures are current and cost-effective.
  9. Supervise contractors and consultants doing work on site, ensuring all safety and environmental policies are followed.
  10. Responsible for safe and cost-effective operation of Facility equipment on a continuous basis.
  11. Work with Environmental Engineer to maintain compliance programs for State of New Jersey Department of Environmental Protection.
  12. Work with Environmental Engineer to track Facility energy use and base operation of existing equipment and future projects on Energy Star and LEED EB guidelines.
  13. Assist project engineers with capital projects to replace or upgrade equipment.
  14. Schedule and prepare for annual State inspections of boilers and chillers.
  15. Responsible for water treatment program for steam boilers and cooling towers.
  16. Assist with sourcing and ordering parts and materials for HVAC-related repair and preventive maintenance.
  17. Schedule and confirm purchase orders for contractors working on Boiler Room and HVAC-related equipment.
  18. Responsible for Boiler Room and Chiller Plant instrument calibration and repair.
  19. Responsible for Lab Building chemical fume hood and ventilation Phoenix control system calibration and maintenance.
  20. Assist Licensed Wastewater operator with monitoring and scheduling contractors for work on system.
  21. Proficient in Microsoft Excel, Word, and Outlook.

Essential Duties and Responsibilities

  1. Complies with all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
  2. Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities.
  3. Oversees and inspects the work performed by outside contractors.
  4. Performs assigned repairs, emergency, and preventive maintenance.
  5. Reviews assigned work orders and estimates time and materials needed to complete repairs.
  6. Maintains an energy management program to ensure efficient operation of all systems.
  7. Maintains the building lighting system, including element and ballast repairs or replacements.
  8. Performs welding, carpentry, furniture assembly, and locksmith tasks as needed.
  9. Responds quickly to emergency situations, summoning additional assistance as needed.
  10. Performs other duties as assigned.

Qualifications

  1. High school diploma or GED and a minimum of four years of related experience and/or trade school training.
  2. Universal CFC certification preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC, and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.

Communication Skills

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.

Other Skills and Abilities

Uses personal computer and/or PDA for work order system, email, ESS, and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs. or more.
