COLORADO ENGINEERING MANAGER

JOB SUMMARY:

  • The Colorado Engineering Manager oversees all CCS Engineering jobsites within their designated region.
  • Oversight includes all physical plant related functions in accordance with current Federal, State, and local standards, guidelines, and regulations.
  • Ideally looking for a Lead or Chief Building Engineer with 5 to 10 years of experience in commercial HVAC, Electrical, Plumbing and General Maintenance.
  • Huge plus to have experience as a Lead or Chief Building Engineer of a High Rise Office Building or similar experience.
  • EPA Universal a must and or similar HVAC Schooling background.
  • Must be able to manage multiple projects big and small, manage multiple buildings if needed and manage multiple people.
  • Must be a mixture of strong technical skills and people skills.
  • Functional areas include Engineering and Safety.
  • In cooperation with the Engineering Director of Operations (EDO), the Engineering Manager supports and implements policies and procedures, develops staffing plans, reports and budgets, coordinates with other departments, and ensures quality services.

Essential Duties and Responsibilities: The following duties are normal for this position, this list is not to be construed as exclusive or all inclusive.

  • Oversee entire physical plant operations.
  • Plan, direct, and evaluate activities of engineering, maintenance, and safety in compliance with all applicable rules, regulations, and guidelines.
  • Maintain and effectively execute worker order and preventative maintenance programs.
  • Monitor status of building and grounds; plan for needed maintenance, repair, supplies, and equipment.
  • Consult with designers, architects, engineers, vendors, maintenance providers, and contractors.
  • Administer the Property/Community Risk Management Procedure Plan.
  • Direct staff project assignments within budget and on schedule, adhering to quality and safety.
  • Administer employee policies and procedures. Develop, maintain, and periodically update written policies and procedures and job descriptions. Orient staff and train on policies and procedures.
  • Develop and monitor departmental budget, forecasts, and staffing plan. Ensure proper utilization of financial resources.
  • Make reports and recommendations to the EDO as necessary or required concerning the operation of the department.
  • Develop methods for coordination of the departments’ services with other member services, to ensure the continuity of the members' total regimen of care.
  • Participate in surveys and inspections made by government agencies.
  • Complete appropriate forms, reports, evaluations, and studies.
  • Attend in-service classes and staff meetings. Continue to develop job related knowledge, skills, and abilities by participating in continuing educational opportunities for personal growth and development.
  • Perform other duties as assigned.

Supervisory Responsibilities:

  • The position reports to the EDO and is expected to perform independently and exercise good judgment.
  • The position supervises, directs, and reviews the work of other employees, conducts performance appraisals, and takes disciplinary action including and up to termination.

Qualifications:

Educational Requirements and Experience:

  • High School Diploma or equivalent (GED) required.
  • Minimum 7 years of progressively responsible work experience in physical plant operations required, preferably in the Commercial real estate or related environment.
  • Experience or training with electrical, plumbing, HVAC systems, and building automation systems required.
  • Current Universal EPA Certification required.
  • Working knowledge of machinery, tools, repair techniques and related repair required.
  • Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness required.

Knowledge, Skills, and Abilities:

  • Ability to read and write, follow written and oral instructions, and communicate effectively in English.
  • Well-developed problem-solving skills and ability to develop conceptual alternatives.
  • Ability to work with customers in a courteous and friendly manner.
  • Leadership and motivational skills.

Technical Skills:

  • Knowledge of building codes, systems, operations, safety, and security.
  • Knowledge of maintenance, servicing, and repair of equipment, buildings, and grounds.
  • Knowledge of laws, regulations, and guidelines pertaining to facilities engineering industry.
  • Computer literacy/experience required.
  • Ability to plan, organize, develop, implement, interpret, and manage programs, goals, objectives, policies, procedures, and resources necessary to provide quality services.

Physical/Sensory:

  • Must be capable of sitting, standing, walking, climbing stairs, reaching, turning, bending, stooping, crouching and kneeling, reaching over the head, grasping with both hands, and fine manipulation.
  • Must physically be able to lift up to 25 pounds unassisted.
  • Must physically be able to carry, transfer, push and pull, and reposition residents with assistance or using appropriate equipment.
  • Must have normal eyesight or use corrective lenses.
  • Must have three-dimensional vision and ability to judge distances and spatial relationships so as to see objects where and as they actually are.
  • Must be able to recognize colors.
  • Must be able to hear and distinguish between normal tones and be able to perceive the nature of sounds.
  • Must be able to exchange ideas by means of the spoken word as well as engage in activities to convey detailed or spoken instructions to other workers accurately, loudly, and/or quickly.
  • Must have normal sense of touch and smell.

Environmental Adaptability and Safety:

  • Works in well-lighted, well-ventilated building.
  • Must be able to tolerate occasional exposure to dust, fumes, odors, water, etc., as well as some noise.
  • When outside, must be able to tolerate exposure to weather, fluctuations in temperature (hot, cold), wet and/or humid conditions.
  • Subject to frequent interruptions.
  • Subject to hostile or emotionally upset individuals.
  • Must be willing to work, when necessary, beyond normal working hours and on weekends, as well as in other positions as necessary.

  • Engineering: Minimum 7 years (Required)

Work Location:

  • Denver or Colorado Springs, Colorado- MUST be willing to travel Colorado Region
